How much can one expect to make per year owning a par three golf course and a driving range?

There is a par three golf course for sale in my area with a driving range and all of the needed tools including lawn mowers and a "ball picker-upper." I need to know how much to expect to make yearly to know if this is a wise investment or not.

my uncle owned a par 3 golf course and he said he only made about $30/year. He said it was hard to keep the course busy. Hope this helps.
